Beverly Hills is an independent city entirely surrounded by Los Angeles. That distinction matters to buyers: it operates under its own school district, police department, and municipal services, with pricing dynamics that do not always follow the broader LA market.
The market varies significantly by sub-area. Properties south of Sunset tend to be condos and more moderately priced single-family homes by Beverly Hills standards. Properties north of Sunset, including the flats, canyons, and hillside estates, represent a distinct and considerably higher price tier.
